Home Site assessment

Before even looking at home designs, we conduct a free, no obligation site assessment of the house and land you are wanting to knockdown. This way you will understand the cost from an early stage of no commitment.

Once you’re happy with our assessment we help you in organising a demolition of the existing home. Bella does not offer a demolition service itself however our expert sales team have all the right tools to make it a smooth process. The average home demolition in Queensland can cost from $15-20K^.

Complete site testing

Foundation is always key, that’s why we conduct a stringent soil & contour test of the land you will be building on. This way our engineers can design a slab perfectly suited to your land and soil. We’re very meticulous about this part, which is why we confidently offer a 50 year structural warranty.

Design your home

Bella offers many single & double story home designs to suit different budgets, however, we really shine in the custom design area. We offer a complete custom floor plan build for the same price as choosing one of our home designs – we even offer complementary custom floor plan drawings and build to your budget!

Even better than a fixed price quote. We give you peace of mind that no one else can offer with a fixed price contract, this means you sign off on a price and can be at ease that it wont change.

receive council approval

Once we receive your full loan approval from your bank, the drafts team will create your working drawings. After you've approved the working drawings they are sent to the building certifier who then processes them for council approval. This a process that can take about 6-8 weeks.

construction commences

Congratulations! The part we’ve all been waiting for… By this point you should feel completely at ease and incredibly excited as we begin construction of your brand new Bella home. The construction process can take upwards of 6 months and there are many variables. As you know Bella is an intricate custom home builder and we pride ourselves in delivering outstanding quality homes in an efficient manner.

The costs involved are not too different to a standard new home. Extra costs include council approvals and demolition works which can generally be kept under $25,000

Bella doesn’t take part in the demolition of the existing home, however we don’t detach ourselves from the process. Our experienced sales consultants are able to hold your hand along the way and walk you through all the steps involved. We can also help you find the right demolition service for your home.

A question concerning your end goal. Knockdown rebuilds are great if the floor plan of your current home just isn’t working, or you’re longing for a radical change of scenery. A KDRB also has higher potential of increasing the valuation of your home than renovations.
